Dear Residents
We trust you enjoyed a restful and peaceful festive holiday season. As we approach the end of January and move into the second month of the new year, we remain hopeful for much needed rainfall and cooler weather to bring relief, from the dry, hot conditions, gusty winds and recent devastating fires.
As our gardens are starting to wither and look rather dull, we are continuously reminded to use water wisely – we do however, need to keep our shrubs and lawns alive.
Chris, the Estate Manager with the assistance of the hard-working gardeners, have gone to great lengths in keeping the Estate gardens and shrubs, looking good, for this we thank them for their ongoing efforts.

Welcome to New Residents
The Estate has recently seen the departure of several long-standing residents and the arrival of many new families into the Estate. We wish them a long, happy & tranquil “country style living experience” and a warm Denneguer Welcome! All residents, both new and existing, are to ensure they are in possession of the Estates’ Rules & Regulations and familiarize themselves with same. Adherence to these rules is essential in maintaining the tranquil harmonious environment we strive to uphold.
Sidewalks
May we remind Residents sidewalksare not intended for permanent vehicle parking. Visitors and deliveries should not remain parked longer than necessary. Vehicles parked on sidewalks often create visual obstruction and have resulted in complaints following near-accidents. Our roads are narrow and do not allow long-term sidewalk parking as stated in the House Rules. Residents having parties, requesting permission for guests to park on sidewalks, are an exception.
Estate Fire
On New’s Eve, the Estate experienced an unfortunate and destressing incident when a fire ravaged through a home in Mandeville Close, destroying the contents and most of the house. Fortunately, the Owners were not at home, no injuries were sustained and no other properties or structural damage were affected. This was largely due to that day being totally wind-free and prompt response by the Fire Department. Many neighbor’s quickly came to the call, in an effort to contain the fire, unfortunately to no avail. Once the Fire Fighters arrived on the scene the fire was brought under control. The cause of the fire was due to a short in an electrical cable. Our heartfelt thoughts go out to Mr & Mrs Kucher and we wish them strength and success as they rebuild and restore their home to its former beauty.

Verges and Driveways
Residents are reminded to keep verges and sidewalks neat and tidy, with grass cut regularly, weeds removed and overgown shrubs, trees and plants trimmed. The Estate Manager conducts inspections on a regular basis.
Refuse Collection and Recycling
Wheelie bins and clear plastic recycling bags,should be placed on the verge on Sunday evening, the day before bin collection and pick-up, or early Monday morning.
- Excess black Bags are to be placed
ON TOP of the wheelie bin.
- Recycling bags must be securely tied to avoid being blown away.
- Once bins are collected, bins must be returned to residents’ yard promptly and not left on the road or sidewalk for longer than one day. This is to prevent blowing onto the road and obstructing passing traffic.
Recycling Project
Residents are urged to continue to support this worthy project and to help encourage an environment friendly culture within the Somerset West Community.
Speeding/Speed-Humps/Yield Signage
Always adhere to the 30 km/h speed limit and obey Estate Road signage, including traffic circles, ensuring the circles are entered on the Left – NO short cuts …. Speed-humps are in place to curtail speeding within the Estate. Remain vigilant of children or people jogging, cycling or walking their dogs. There are people who continue to speed, having no consideration for the safety of fellow residents or the occasional cat crossing the road or guinea fowl and other large birds who walk freely within the estate.
Slow Down! Consider others!
Be mindful and considerate of residents exiting steep driveways.
Pet Etiquette / Barking Dogs
The Estate continues to receive complaints regarding pet owners allowing their dogs to bark incessantly, particularly early morning, evenings and weekends.
Dogs should not be left on their own for extended periods. Pet owners are responsible for ensuring their pets do not cause disturbance to other residents. If you are at home and your dog is barking, investigate and take corrective action where necessary.
- Please take your pets and neighbours into consideration, during holiday periods and long weekends, ensuring a responsible person is appointed to care for your animals during your absence.
- Residents are not permitted to leave their pets on their own for lengthy periods. When going away, ensure a responsible person is appointed to care for your animals during your absence. In your absence – advise the Estate Manager accordingly.
- When walking your pets ensure they are on a leash and you clean up promptly after your pet. Inform dog-walkers, Pet-Sitters/Minders of the Estate rules.
- New Residents are reminded to complete a Pet Register Form and hand into Micsam Management or the Estate Manager. Residents acquiring new Pet(s) must also complete a Pet Register Form.
Complaints – While the Estate Manager and Committee Members are available to assist where necessary with complaints, we encourage residents to first approach and discuss the matter directly with their neighbour, whether it concerns barking dogs, loud music, or similar issues in an effort to reach an amicable resolution. Should this not be possible, residents may then submit the complaint in writing to Micsam Management, where it will be addressed in accordance with the House Rules.
Estate YEAR-END GET TOGETHER
The end year “Food Truck Friday” was a great success. This year we invited a Mexican Food truck into the Estate, which was well supported and thoroughly enjoyed. There have been strong interests in hosting another mid-year Food Truck Friday, weather permitting, before the onset of winter. This may include live music and an opportunity to enjoy an evening under the stars. Further details will be shared in due course.

AGM MATTERS
The Annual General Meeting was held in October during which the updated Constitution was discussed at length and in detail. In consultation with appointed Attorneys and CSOS the document will be finalized and circulated to the HOA for their perusal, before an online SGM.
The proposed Access Control Pin-Code system was presented and approved by the HOA. This will be implemented in March to enhance security when granting access to visitors, couriers and deliveries.
As agreed at the AGM levies will increase by 5% to R1724.71 as of 01 March 2026.
