HOMEOWNERS & RESIDENTS
Dennegeur Executive Committee would like to welcome our new Residents to the Estate and bid farewell to those Residents who have left, many who have been part of the Dennegeur Family for many years. To our newbies we wish you a safe happy tranquil living experience, where we strive to live in harmony with our fellow neighbours.

DENNEGEUR RESIDENTS YEAR-END FUNCTION
The year end get-together ended on a festive note with Food Truck Friday in the Park, offering delicious Authentic Alpine Cuisine. Friends were made, acquaintances reconnected, all in all a very pleasant evening for those who attended. An overwhelming success & response, in as much as, Residents asking for a mid-year repeat.

SECURITY GUARDS
Sadly, the year didn’t get off to a happy start with news and shock of Vincent our much-respected Security Guard of many years, tragic passing. Vincent was a friendly face we all came to look forward to seeing each day. As a mark of respect, Residents were most generous in donating towards Vincent’s memorial and burial.
After a few unsuccessful trials, Vincent’s replacement was finally found, Phama, who has taken over Vincent’s Day Guard Duty position and Magumela and Chamese, as the night and weekend guards. We ask Residents to give them your full support.


SECURITY
All Owners/Residents are required to submit during their absence, whether living abroad or on vacation, names of contractors, pet-sitters and persons allowed access to their property during their absence. Security Guards, in future, will not permit access to the afore mentioned, into the Estate without prior permission from the Owners.

SOLAR PANEL INSTALLATION

The year also started off with the challenging fact of loadshedding, having many households installing solar panels – we thank residents for complying with the City of Cape Town rules and submitting requests to Micsam for approval before installation.The Estate is in the process of upgrading solar street lighting and installing motion sensor lights in the park area for better visibility and security.

BUILDING AND ALTERATIONS

With new Residents moving into the Estate and upgrading their homes, we are often asked about making alterations. If a Resident wishes to make alterations to their property, the first call will be to Miscam Management for advice on whether the proposal or structure is permitted. Confusion exists about what should be classified as maintenance and what as alterations,additions or renovations. Maintenance is the general repair or replacement of an item or the preservation of a condition of a geyser, the installation of new tiles, bath, shower, toilet, kitchens and painting. NO changes or alterations to home exteriors will be permitted without prior permission or submission of plans to the EXCO for examination and approval before submitting plans to the City of Cape Town. Commencement of any alterations, renovations or additions prior to approval and registering scope of work or payment of the Building Deposit will result in a heavy penalty.

REFUSE AND RECYCLING

City of Cape Town contracted a new Refuse and Recycling Company causing confusion and frustration to our households. Things are settling down slowly, however we still need to bear with the contractor, often only collecting late on a Monday, this is mainly due to a shortage of collection trucks. We ask that you do not give up on recycling, which remains a crucial part of our environment and helping local communities, until such a time a second vehicle is brought into the system re-cycling pickup will only be every second Monday.

SPEEDING REMAINS A PROBLEM

Slow down and prevent a tragedy. Please advise all visitors, couriers, contractors and food deliveries of the Estate speed limit 30KPH and keep left around circles. Residents are to take responsibility for those they allow into the Estate and damage caused to Estate Property will be for the Resident’s account.

PETS

We welcome Residents walking their Pets however if you Pet ‘POOPS’ please scoop…Let’s all work together by keeping our Estate clean and making the environment pleasant for everyone.
Residents

Residents with Pets not registered on the Pet Register are asked to please do so. It is in your own interest if your Pet is found wandering in the Estate, that we know who to contact. A ‘PET REGISTER’ form may be collected from Chris the Estate Manager.

RESIDENTS SIDEWALKS AND GARDENS


The Estate is looking neat and tidy with some Residents going to great trouble and expenses in beautifying their sidewalks for which we thank them and encourage other residents to make a
similar effort. Trees planted in our gardens over the years have reached way above the restricted height of 3.5 meters. Complaints often received of trees blocking sea & mountain views and during inclement weather & windy conditions tree movement causing poor TV signal. Please be considerate of your
neighbour and keep trees trimmed to the stipulated height of 3.5 meters.
There have been reports of Gardeners attending to sidewalks sweeping leaves & grass cuttings
into the drains. Please make your Gardener aware of the implications of leaves blocking drains
causing possible flooding.

A reminder Gardeners and Garden Services are NOT permitted in the Estate on a Sunday or Public Holidays.

WEBSITE
We are delighted to inform Residents of a new updated website in the making, with some content open for public view and some with a link where Residents will be able to view Estate notices and information.
We’d like Residents to participate in sending through photos of sunsets, sunrises, birds and anything Dennegeur Estate related, that may be of interest, for the website. No Advertising will be permitted, however upcoming events of interest can be submitted with prior approval of the Dennegeur Executive Committee.


GENERAL
We thank Residents for keeping our Estate neat and adhering to the Estate Rules in the interest of all, giving a feeling of a relaxed harmonious community. Dennegeur is still one of the sought-after Estates beautifully maintained and secure. May it remain a safe environment for all.
